Buying Property in Bulgaria

 

Story of buying a property in Bulgaria, and the begining of my dreams starts here

2004 Bulgaria getting ready to join Europe and everyone around me seemed to be talking about buying property in Bulgaria.  Not one to be left behind I started browsing websites for Information and of course properties within my budget.

Where do you start? well I checked a few Property websites, looked at a few estate agents sites and then finding myself a bit confused as where to start, gave up.  A couple of months past and another friend started talking about ideas she had to buy a farm in Bulgaria.  So once again I started my search and this time managed to find an Estate Agents website to help.  Purely by luck I came across the website for home finders and my search for a property was launched.

Its 2008 now and this was way back in 2004 when the prices of property were so low that it was still possible to buy a property on your credit card.  Prices have since risen as was expected with Bulgaria  entering the European Union but even so, for any of you who are looking at property sites, prices are still very very low.

Back to my search for property within my budget.  I sat through the Estate Agents website many many times, not even sure what I was looking for, did I want to live in the countryside, by a beach, close to the airport, in town, in the City – What – Where?

Then I reached my decision,  I wanted to live in the countryside but be near a beach and a town so thats how I searched (didn´t want much did I) try searching for a property like that in the UK, wouldn´t like to guess the cost of a property fitting those requirements.  I wanted to be by the Black Sea Coast and my search on the webiste of course fetched up properties in the Bourgas (Burgas) region.

So Many Properties to choose from

There were so many villages so many village properties, I picked 100´s that looked like they may have good  renovation prospects, but of course I needed details of location, property types, the legal aspects, I had so many questions to ask and it was time to contact the agents.  If my memory serves me well, I ended up with  a list of 9 properties I wanted to know more about and sent this off to the Estate Agents who gave me a lot of time and showed me a lot of patience.

Anyway cut this long story short I picked  a property and put in my offer to buy, but as I was informed, something that happened all the time had just happened to me, the sellers had decided to take the property of the market. 

So back to the drawing board, and quickly I found the next property, again put in my offer and again it happened, this time it was a family who owned the property but not everyone was in agreement to sell, so again back to the drawing board.  3rd property and probably in hindsight, my best choice.  In goes the offer and back comes the acceptance YIPEE I am buying a home in Bulgaria, WHAT NEXT!!!

To Visit or not to Visit – Should I travel to Bulgaria or allow Estate Agents to handle legalities for me

Next was for me to make a decision on whether I wanted to go to Bulgaria and go through the buying process myself, or if I wanted the Estate Agents to deal with it for me.  The choice for me, had to be the first option.  So the Estate Agents started to prepare everything for my journey.

I was to hold up a while whilst they checked  they were happy that all paperwork, documents etc were in place and that the property was suitable for me to purchase.  All I had to do at this stage was to decide on the Company Name that I would register, allowing me to buy a house with land, and to get my finances in place ready for the Green light.   When it came I was both excited and a little apprehensive.  My husband  was unable to get away from work to travel with me, so it meant I was to do this trip alone.
